What Properties Am I Looking For?
I specialize in lot splits, so I’m looking for large properties where the land can be divided and resold at a profit.
✅ Raw land or land with a house and excess acreage
✅ Good road frontage
✅ Large enough to split into multiple parcels
✅ Flat or buildable land (not too much slope, flood zones, or wetlands)
✅ Located in areas where demand for land is high
What makes a good lot split candidate?
- Road frontage for easy access.
- Large enough to split into multiple parcels.
- Quality land (not too steep, no major wetlands, flood zones, or other issues that reduce desirability).
Key location factors:
- Strong demand for land in the area.
- A quick and simple lot split process.
- A big price difference between large and small lots (e.g., smaller lots sell for a higher price per acre).
What do we consider a deal?
I look for “doubles”—meaning the purchase price should be 50% or less of the projected resale value after the lot split.
Example: Buy a 50-acre property for $300,000, split it into five 10-acre lots, and resell them for a total of $600,000.
